The six-month redevelopment which has been described as a ‘masterpiece’ is said to ‘breathe new life into the Old Art School’. Urban Village Group has raised the bar for university accommodation after achieving a first-class transformation of a former Coventry office block.

Ringway House has undergone a £15m renovation and features a mix of studio units and a range of bedroom apartments that will accommodate four to seven students.

Partnership to install hyperfast broadband across £37m of residential space

A Midlands developer is installing hyperfast broadband across three of its major residential developments as the shift towards working from home continues, even as the Covid-19 lockdown eases.

Property developer, Urban Village Group, has teamed up with full-fibre broadband provider, Hyperoptic, to offer its hyperfast broadband at competitively priced rates to the residents of the three developments.

Four Oaks House in Sutton Coldfield, a £14m mixed-use development of luxury apartments and office space will benefit from the enhanced connectivity, as will £13m residential development Knights House. Equinox, a prestigious-three floor residential development in Leicester will also receive the improved and competitively priced broadband.

Since lockdown started, the majority of employees who are not furloughed or keyworkers, have been working from home, but broadband connectivity has caused issues nationwide, exacerbated by increased use – Ofcom report that weekly daytime traffic has increased by as much as 60 per cent since March.

While a slow transition back to work has begun, many companies might be looking at a ‘new normal’ which could include more flexible, home-based working or, for some, even relinquishing traditional office space altogether. A recent survey from mobile provider O2 found that a third of respondents expect to increase the days they work from home by at least three after lockdown, and 81 per cent expect homeworking to increase by at least one day.

Broadband speeds have been a selling point for tenants for a long time but since the start of the current pandemic they have become a more important property feature than ever. In February, Hyperoptic was voted the fastest broadband provider in the UK in comparison site, Broadband Genie’s analysis of 91,000 speed tests.

Refurb of landmark offices to create new business hub

Work on a £1.2m refurbishment of a landmark office building in Birmingham is underway. Joint developers Key Land Capital and Urban Village Group are working together and investing to deliver a business hub at Trinity Point, Halesowen.

Around 30,000 sq ft of office space is being refurbished. Work also includes upgraded toilets and communal areas, a new roof and a replacement lift for the west wing. Some 20,000 sq ft of self-contained office suites are available for rent.

Flexible office space provider Citibase has agreed to lease 10,000 sq ft to create a flexible office hub providing space for small and medium-sized enterprises (SMEs), and start-ups, seeking flexible accommodation.Contractor Homebrook has started work on site. The 12-week project is expected to reach practical completion in October.

Kevin Sharkey, chief executive officer at Key Land Capital, said: “It’s exciting to see work start on transforming Trinity Point with a comprehensive programme of refurbishment. The existing office space is being stripped out and brought up to modern standards with new mechanical and electrical systems, LED lighting, complete redecoration, new carpets and upgraded toilets. Birmingham-based Urban Village Group has overcome the obstacles of lockdown to deliver full completion of its latest luxury £14m apartment development.
Knight’s House, a stunning nine-floor former office block in affluent Sutton Coldfield, features a total of 63 apartments – including 12 penthouses, and continues the company’s upward spiral and ambition to be a major player in the private rental sector.

Having announced practical completion in November, Urban Village Group has had to negotiate the issues posed by the COVID-19 lockdown before being able to open up the rental market.

Birmingham has been identified as a key location for the government’s plans as it looks to create a Commonwealth Games Legacy. The city is hosting the games in 2022.

Rent-free period offered to NHS medics

We’re offering Doctors, nurses and other emergency service workers rent-free accommodation as a thank you for their efforts in fighting the Covid-19 pandemic.

We have been liaising with hospital trusts to let medics know about the offer of two rent-free months at apartments across the country. The offer is open to doctors, nurses, paramedics, ambulance crew, support staff and others.  In Sutton Coldfield, more than a dozen apartments are available at Knight’s House, our new development of 63 luxury apartments, which is a short walk from Good Hope Hospital.  In Leicester, homes developed in partnership with Index Properties are available at the Equinox building at Burleys Way, near the city centre.  Apartments at all properties in the company’s national portfolio are included in the offer, where there is availability. The first two-months will be rent free for those that qualify for the offer.  Our CEO, Nick Sellman, said: “We’ve all been so impressed with the care, commitment, and bravery shown by everyone involved with the NHS, from nurses and doctors and all the way through to cleaners and administration staff.

Homes for the homeless portfolio deal

We’re delighted to announce the we have agreed a deal to boost accommodation available in Birmingham for people at risk of homelessness and vulnerable adults.

A portfolio of 120 units across the city will be managed by Birmingham-based Spring Housing Association, a housing charity which provides support for people at risk of becoming homeless.  Spring HA has agreed to lease the properties from Urban Village Capital for an initial three years.  Nick Sellman, an experienced property developer with a specific focus on urban regeneration, said: “I am so pleased that we have been able to reach an agreement with Spring Housing Association. Homelessness is a major issue not just in Birmingham but right across the UK and we are keen to be part of the solution. “This portfolio of 120 units is ideal for Spring’s requirements and will help hundreds of people avoid falling into the homeless trap, which we know is so difficult to escape once you’re in it.”  Established in 2014, Spring Housing Association aims to provide high quality housing options, deliver holistic housing services to maximise tenancy sustainment, and offer individuals a pathway into employment, training and advice. Dominic Bradley, group chief executive at Spring HA, said: “We are really pleased with our partnership with Urban Village. A historic Sutton Coldfield building, which has been converted into offices, has changed hands in a £1.35 million deal.

Real estate developer Urban Village Capital has completed the acquisition of The Moat House, at Lichfield Road, from Sutton Coldfeld College.  Birmingham-based Urban Village Group is an investment and development business with a multi-million pound portfolio of developments across the UK, led by chief executive Nick Sellman and executive director Kevin Sharkey.  The company will be based at The Moat House, while offices in the main building and adjoining converted stables will be available to rent.  Director Kevin Patrick Sharkey, said: “The purchase of the Moat House represents a major investment in Sutton Coldfield by Urban Village Group. “It provides us with a unique, high quality headquarters in a fantastic location.
