Urban Village Group Welcomes Government’s New AI Planning Tool ‘Extract’ as a Catalyst for Faster Development of Specialist Care Homes.

Unveiled by Prime Minister Keir Starmer during London Tech Week, the new tool, named Extract, has been developed with support from Google to assist local councils and planning officers in processing applications more efficiently. By harnessing AI technology capable of scanning hundreds of documents in seconds – including decades-old, handwritten planning records – Extract aims to transform the manual, paper-based planning process that currently consumes an estimated 250,000 hours of officer time each year.

In early trials with Hillingdon, Nuneaton & Bedworth, and Exeter councils, Extract proved capable of digitising historic planning documents in just three minutes per case – a task that typically takes up to two hours manually. The Government has committed to making Extract available to all local authorities by Spring 2026, with the long-term ambition of fully digitising the planning system and significantly reducing the time, cost and complexity of securing planning approval.

£68m Buckinghamshire Development confirmed

Major plans to convert a Buckinghamshire office block into a build-to-rent development of 237 high quality apartments have been revealed today by Urban Village Group.

Westminster House is a £68 million private rented sector development, which will see the conversion of the former AGF House, at Avebury Boulevard, into much needed homes in Milton Keynes city centre.

The new development will comprise 237 apartments over six floors, providing a range of high specification residential units featuring a residents’ gym, cinema, communal entertainment facility and residents’ work spaces. The scheme also includes the provision of residents secure parking and CCTV security.

Proposals have been submitted to Milton Keynes Council for the development. Construction could start early next year subject to achieving planning consent.

Westminster House is located in the heart of Milton Keynes, close to the Central Shopping Centre with all of its retail, leisure and restaurant offer just a short walk away and an eight minute walk to Milton Keynes Central overground train station, providing direct services to London Euston within 33 minutes.

Conversion of council offices into supported living apartments gets underway

Work has started at former town council offices in Staffordshire to convert the property into supported living apartments for people with complex needs, developer Urban Village Group announced today. The £5 million conversion of the former Rugeley Town Council building, in Anson Street, to create 18 en-suite apartments, with communal areas, is being delivered through the Birmingham-based developer’s sister company, Urban Village Healthcare. A 25-year lease has already been agreed with housing group Cornerstone CIC to enable the provision of specialist supported living at the new development. The new facility is expected to reach practical completion in the autumn.

Urban Village Healthcare is focused on improving care home and supported living provision to meet increasing demand at locations across the UK. The scheme is the company’s second as it expands into the health and social care sector. It recently revealed plans for its first development – a £9.6 million senior care facility in Wigan, featuring 66 en-suite rooms and communal facilities including lounges, a cinema, a hairdressing salon, and guest rooms for relatives.

Over the next two years, the company aims to develop and operate a portfolio of care home and extra care schemes in response to the growing requirements of the healthcare sector.

Urban Village announces Supported Living pilot scheme

Along with news of its expansion into the Senior Care sector, Urban Village Group has established a significant requirement for Supported Living accommodation as the demand for housing for people with autism and/or complex needs continues to grow. With its first Supported Living site in Rugeley, Staffordshire well underway, ICS has now been appointed as contractor. Due to complete works end of October 2021, the property will feature 18 ensuite apartments and let to a CQC registered operator for a minimum of 25 years.

As part of its social responsibility, the business has also just announced the launch of a pilot scheme in Stafford for young people leaving the care system. Permitted to leave care from 16 years of age, the development will provide residential accommodation and support services to enable them to integrate into adult life. The development provides various courses such as cooking and cleaning, and also helps these young people join college courses or the work place through apprenticeships. Through partnering with Supported Living specialists, My First Place, Urban Village will also be able to provide support workers, who will assist users with the building blocks on how to live life independently.

The scheme has been received extremely favourable by Staffordshire Local Authority and the group will be working on various schemes across the UK where this can be rolled out thereafter.

A £1.2 million major refurbishment of a landmark office building in Birmingham has reached practical completion, joint developers Key Land Capital and Urban Village Capital have announced.

The joint venture partners have invested significantly to deliver a high quality business hub at Trinity Point, Halesowen, Birmingham.

Around 30,000 sq ft of office space has been refurbished. Work also included upgraded toilets and communal areas, a new roof and a replacement lift for the west wing. Some 20,000 sq ft of self-contained office suites is available for rent.

Leading flexible office space provider Citibase has taken a lease on 10,000 sq ft to create a flexible office hub providing space for small and medium-sized enterprises (SMEs), and start-ups, seeking flexible accommodation. It has already agreed lettings to three occupiers.

Key Land Capital and Urban Village Capital are Birmingham-based investment and development businesses with multi-million pound portfolios of developments across the UK.

Kevin Sharkey, chief executive officer at Key Land Capital, said: “The fantastic new facilities at Trinity Point will help businesses grow, collaborate, and create jobs for people in the area as companies recover from the effects of the pandemic and adapt to the new working environment.”
